List sleeping space, bathrooms, food preparation, laundry, work calls, pets, and safe entry routes. Identify needs that cannot tolerate a shutdown or repeated room moves. Ask which phases are incompatible with those needs. Keeping one bedroom open does not make every phase suitable for occupancy.
A continuous work area may be easier to coordinate; room-by-room work can preserve household functions but require repeated setup and protection. Ask for the tradeoffs in the proposed sequence. Note where flooring, utilities, or structural work cross rooms and prevent independent mini-projects.
Agree on work hours, entry, material storage, parking, protected routes, and household boundaries. Assign end-of-day door security and site checks. Discuss dust control, ventilation, and temporary relocation needed for particular tasks. An open doorway is not a reliable separation plan between household activity and construction.
Use a weekly look-ahead for selections, deliveries, inspections, and shutdowns. Decide who approves changes and how price and schedule effects will be recorded. Ask what must be complete before a room is handed back. A usable room may still need a punch list; agree on that distinction.
